DXD Capital, a self-storage developer and investor, is building a facility in Nantucket, Mass. Plans for 10 Davkim Lane include 96,238 net rentable square feet in 667 units. The property will also offer covered vehicle storage. Expected to open in the third quarter of 2025, the property will be branded and managed by SmartStop Self Storage REIT. Park East Construction Co. is the general contractor. Based in Albuquerque, N.M., DXD is a real estate and private-equity firm that leverages data technology to make opportunistic investments. To date, the company has invested in 19 self-storage developments and a seven-facility portfolio acquisition.Â
Plans for the facility were previously approved by the board in 2023, but the property changed hands last year when DXD Capital bought it for $9,500,000 in July 2024. A total of 667 self-storage units will be available to rent by late 2025, according to the company’s website.
The facility will be entirely self-service with no employees. It is meant for long-term vehicle and boat storage during the off-season. Onsite vehicle washing and maintenance will be prohibited. The units will be accessible between 7 a.m. and 11 p.m.
