BlueGate Boat & RV Storage, a fast-growing provider of premium recreational vehicle and boat storage, has acquired a 339,766-square-foot storage facility in the Phoenix MSA as part of its $250-million joint venture with GEM Realty Capital. Now operating as BlueGate El Mirage, the facility (formerly known as Coyote Pass RV & Mini Storage) is located at 9355 North El Mirage Road in El Mirage.
This is the first strategic investment by BlueGate through its national partnership with GEM, aimed at rapidly scaling the company’s portfolio of institutional-quality storage facilities for outdoor enthusiasts in high-demand markets across the U.S. BlueGate currently owns and operates 14 storage facilities and two marinas across six states, with two more facilities under construction and openings slated for Tennessee and Florida later this summer.

BlueGate El Mirage includes 1,004 rentable units across a mix of covered, uncovered and indoor parking options, along with 24,850 square feet of traditional self storage space. The facility features on-site amenities such as a wash station, dump station, air stations and full video surveillance. It is close to two major outdoor destinations, Lake Pleasant Regional Park and White Tank Mountain Regional Park.Â
Located adjacent to CenterPoint Logistics Park, a planned 1,400-acre industrial hub, the highly occupied facility benefits from over 54,800 existing homes and more than 400 new homes currently planned or under construction within a five-mile radius.
BlueGate plans to invest significantly in the property to enhance operational efficiency and customer experience, including automating the leasing office with keypad entry systems, implementing remote management technology, upgrading lighting and surveillance and rebranding the facility to reflect BlueGate’s institutional standards.
