Andover Properties, operating under its Storage King USA brand, has announced the acquisition of a self-storage facility in Conroe, Texas. Located at 17944 TX-242, the property marks a strategic addition to Andover’s growing Texas portfolio and strengthens its presence in the Houston metropolitan area.
The facility, previously operating as Cool Spaces Storage, spans 71,520 net rentable square feet across 279 units and sits on a 12-acre parcel. Built in 2021, the site offers climate-controlled units with drive-up access, standard drive-up storage and extensive RV and boat parking. Notably, the property includes 35,000 NRSF of enclosed RV and boat parking and 29,000 NRSF of open parking, catering to Conroe’s growing recreational and residential needs. Other amenities include contact-free move-ins, video surveillance and 24/7 access.
As part of its value-add strategy, Andover plans to develop approximately 41,000 NRSF of flex industrial space onsite and begin upgrading the property’s drive aisles to concrete in the near term—enhancements designed to improve both functionality and long-term value.
