Grading and construction is underway on the site of a new RV and Boat Storage facility going in at 556 Airport Road in Carson City, NV.
The property owned by Sierra Tahoe RV & Boat Storage is part of the Lompa Ranch North Specific Plan Area and zoned General Commercial and Public Regional located on the west side airport directly across from the Nevada Humane Society and adjacent to wetlands.Â
However, the master plan designation (different from the current zoning) is mixed use residential and public/quasi public.Â
This is the third RV and boat storage facility announced in the last two years, the first in an Old K-Mart and another off Emerson Drive, both of which were contentious.
The facility was approved to include a 760-square-foot manager’s office along with 54,400 square feet of enclosed personal storage for approximately 300 units, covered storage space for 180 recreational vehicles, and a sanitary waste dump and propane refill station.Â
The enclosed storage buildings will be located along the north, south and west perimeters of the property, and the rear of the personal storage buildings will consist of 8.5 feet masonry walls. A corrugated metal roof panel will be used for all buildings.Â
Outside storage and personal storage uses are allowed with a special use permit in general commercial, but not in public regional. In addition, the portion of the site proposed for fully enclosed storage exceeded 20% of the site area and therefore, a special use permit had to be approved for both.Â
An SUP was initially approved and then amended in 2019 to “clarify that masonry structure walls of the storage building could serve as permitted screening in lieu of additional fencing, that landscape area would include one tree per every 25 linear feet of frontage, and six shrubs per tree,” according to the 2024 staff report.Â
An extension was granted in 2021 for 18 months to 2023, then again in 2023, but it expired in July 2024. In September 2024, the SUP was again approved by the Planning Commission.Â
Hours of operation will be 6 a.m. to 10 p.m., with office hours from 8 a.m. to 6 p.m. each day. The site will be gated, and customers will have a gate code to enter.
