Quick Q&A With Jo Beth White, Feasibility Expert

With over 40 years of experience in construction and development, Jo Beth White heads the feasibility division for Development Services Inc. Her expertise helps to provide balanced, well-thought-out reports that are reality-driven and integrity-based. In addition to site-specific studies, using a reverse analytical study, she has developed a program to assist developers in finding viable areas. 

Jo Beth has served on the Toy Storage Nation Advisory Board since its inception. She is a nationally acclaimed expert in self-storage and RV/storage and a frequent speaker at the TSN Storage Redefined Masterclass as well as other educational events, tradeshows and conventions hosted by other entities. 

In this TSN Quick Q&A With Experts, Toy Storage Nation President Amy Bix sits down with Jo Beth to discuss the importance of conducting a feasibility study to determine a storage project’s viability. Questions addressed include the following: 

  • First, can you tell us what a feasibility study is, and why they are so important?  Is it important to work with an expert experienced with RV and boat storage feasibility as opposed to traditional self-storage feasibility studies? How do they differ?
  • Are you seeing any trends in the RV and boat storage market as far as development vs acquisition, Class A, regions, or dedicated RV/boat storage vs hybrid facilities that mix traditional storage/flex space, etc.?
  • You have often said that the bottom line for a feasibility study is determining if the project can get the rental rates needed to be profitable. Please explain what factors in, such as location, unit mix, additional costs, insurance, etc.
  • How can getting a “no” on a potential project be a good thing?  Are there times a project can be modified to make it work, for example, by altering unit mix or making other changes?
  • What does a developer need to have in place before conducting a feasibility study? What do you require?  Is it best for them to talk to you before purchasing the land, for example?
  • Does a feasibility study factor into the financing process and, if so, why?
