Boat, RV Storage Facility Almost Done in Imperial

A state-of-the-art boat and recreational vehicle storage facility will open in Imperial soon.

Brett Combs, owner of Combs Boat and RV Storage, said the first phase of the 14.91-acre project should open around July 15.

Combs said construction work is just about complete on the site, 5501 Black Creek Road, between I-55 and the Burlington Northern Santa Fe railroad tracks just south of Glenlo Properties.

The commercial development can be seen along the east side of I-55 between Imperial Main Street and Richardson Road in Arnold. The first phase, which takes in the northernmost 5.56 acres of the site, will include about 235 spots for vehicle storage, all under cover.

“Think of these as huge covered carports,” Combs said. “It will be a completely solar facility. Everyone who rents gets a covered parking spot with free electricity so they can keep their batteries charged.”

Combs said his new facility will offer other amenities.

“We’ll have a free dump site for our boats and RVs, a charging bay, an air hose and free, unlimited ice. We’re telling our customers that if they’re planning a birthday party, bring a big trash can and fill it up,” he said.

Propane also will be sold on site.

The second phase would add about 500 more spaces, all of which are angled at 45 degrees to allow ease of parking, he said.

“Our spaces are 12-feet wide. RVs are all 8 feet wide, but most places give you 10-foot spaces, which barely allow you to open your door,” he said.

In the second phase, Combs said, he’d also like to include a building with an office and a store that would sell anything boaters and RV owners might need.

“We’ll take a survey of our people to see what they would want to buy,” he said.

Combs said a popular amenity among the 100 or so people who already have reserved spots in the first phase is security.

“The entire facility is fenced in, and it is 100 percent covered by high-definition surveillance cameras that are triggered by motion detectors,” he said. “If any motion is detected, the camera sends a video into our security company, which, if they see anything that looks wrong, immediately calls the police.”

Combs said access is available around the clock to renters via a keypad or a phone app.

“This is not like other lots, where you park your boat or RV on a gravel lot and have it broken into or vandalized every weekend,” he said. “We’re going to take good care of your stuff.”

Combs said depending on county approval, he hopes to break ground on the second phase during the winter and start building in the spring.
