Toy Storage Nation Board Awards Their First RV & Boat Storage Award

On behalf of Toy Storage Nation (TSN), Scott Ramser was chosen as the first recipient of the TSN Board Quarterly RV & Boat Storage Award Winner. Scott and his team at Ramser Development Company have acquired Adult Toy Storage in Altamonte Springs, FL. The facility consists of 22 acres and 450,000 square feet of indoor/outdoor valet parking, self-storage, and self-parking space. There is a 19-acre self-park RV & Boat storage lot on the north side of Hillview Drive and a 14-acre expansion area that has commenced construction in March 2022. Congratulations!

The new construction will provide an additional 400 self-park RV & Boat storage spaces. Neal Gussis at CCM Commercial, along with Frost Weaver and Josh Koerner at Weaver Realty Group Argus Self Storage, actively marketed the facility with five competing proposals. Ramser was the successful bidder. Ramser was attracted to the site because they liked the outdoor self-parking and the indoor/outdoor valet parking, self-storage expansion opportunity, and the 14-acre undeveloped site for additional outdoor self-parking.

The facility is a 55-acre Executive Level RV & Boat Storage with 9 full-time employees that make the facility run with many moving parts. There are roughly 1800 storage spaces with an expansion plan to reach 2,500 spaces by the end of the year. The facility is a very dynamic site, with over 200 tenants moving in and out each month.

The property represented an excellent opportunity for Ramser to enter the Florida market and plans are to expand their presence there and in the Southeast. Scott is assisted in operations by COO Ally Young, who oversees the District Manager and Operations Coordinator who provide direct supervision of their site managers and facilities staff. Ramser’s desire is to have direct connectivity to their properties to provide the management expertise and supervision necessary to operate this complex asset.  

Scott got into the RV & Boat storage business in the mid-1990s with an acquaintance that operated an RV storage lot, and Scott provided financing. He eventually acquired the entire property over a five-year period and took over the management and operations. From there, he got to know about the good, the bad, and the ugly as far as what makes these RV & Boat storage projects tick. And as it turned out, he ended up really liking the industry and found additional properties to develop and invest in, and it grew from there.

The first facilities were 100% outdoor self-parking sites. Beginning with Baker Ranch RV Storage, a 1300 space outdoor parking site in Lake Forest, CA, and a facility with 350 spaces in Santa Ana, CA, on an SCE Sub Station site. Ramser then added Brea RV Storage with 1500 spaces – including indoor and outdoor parking; Stadium RV Storage, an outdoor lot in Anaheim with 300 spaces; and RV Storage Depot – Mission Viejo, a 300,000 square foot building on 27 acres that included indoor valet parking, outdoor valet parking, and outdoor self-parking and 500 self-storage units. RV Storage Depot has recently opened a 1200 outdoor RV & Boat Storage facility in Irvine and operates facilities in Norwalk, North Highlands, Castro Valley, and Woodland.

Since his takeover of Baker Ranch in 2003, Scott has developed over 2,000,000 sq ft of RV & Boat Storage facilities. He operates facilities in Orange, Los Angeles, Alameda, Sacramento, and now in AltamonteSprings, FL.
