Rocky Mountain High: StorQuest of Boulder, Colo., Nabs Facility of the Month Award

Toy Storage Nation recognizes excellence in design and customer service at StorQuest Self Storage, naming the hybrid (self-storage, RV and boat storage) site as the Facility of the Month! We are grateful to the Team at StorQuest Boulder, Colo., for taking time out of their busy day to provide some background on the site as well as answer questions about their development choices, design strategy and featured amenities..

Can you tell us a little about the location and your population?
This facility at 4790 Pearl Street in Boulder, Colo., opened in August 2020, with the parking canopies and RV spaces.
How big is the facility, as far as acreage, number of units, unit sizes/mix?
This facility features 45,000 square feet of rentable space across 770 total units (3.5 floors in the building), with 55 of those being RV parking spaces.

We accommodate everyone ranging from University of Colorado students to local businesses in our larger climate-controlled units. We have standard sizes at a minimum of 10′ in height; 5×5, 5×10, 10×10, 10×15, 10×20. We also have climate-controlled 10×10 and 10×20 drive-ups, as well as 10×10 and 10×15 climate-controlled exterior units.

Can you tell us about how you settled on building in this location or purchasing the property?
The Boulder market is an incredible market to develop storage since it was significantly underserved. We identified an opportunity, found a property in a great location and worked with the city of Boulder to position the need to bring in a best-in-class storage developer and operator.

Do you have covered and uncovered sites for RVs and boats? Fully enclosed or open concept?
We do have uncovered RV spaces in addition to 10×20 climate controlled drive-ups that can accommodate vehicles and boats.

Can you give us a little history about the process of developing the site (if it’s one you designed/built)?

This facility is a brand-new property.  Everything is architected based on the site location, needs and demographics. We always take a customized approach to design and build for the site and the local community.

Please tell me a little about the company structure? (Is this family owned, a partnership, corporate owned?)
StorQuest Self Storage(R) is a brand operated by William Warren Properties, Inc. under the William Warren Group, a privately held, self-storage development, acquisition, investment and property management company. We have over 300 facilities across 23 states. The company was founded in 1994 and our corporate office is located in Santa Monica, Calif.

What are features/amenities about the site? How did you come to select these?
Demographics were a big focus of why this facility was built as it was. Parking is hard to come by in Boulder, especially for RVs and vehicles. The city and HOAs do not allow parking of certain types of vehicles on the residential streets or driveways due to limited parking being an ongoing issue. Also, this is a college town, so we have a significant number of units we rent out due to the volume of students in town from spring to late summer. We’re always striving to provide our local communities with the highest quality amenities available. 

Do you have plans to enhance/expand your property in the future? This is a newer facility. We’re always enhancing our properties, especially those that are well performing like this facility. Examples of enhancements include branding, technology, new services or amenities, digital security, but expansion is a function of what the City will permit. We’ll likely be interested in ultimately expanding our presence in Boulder.

Tell us about your clients and experiences with them? Any testimonials you like to share? Boulder is a more diverse community that takes great pride in providing lots of resources for its student populations and RV travelers. We have residents from all walks of life here that rent with us.

What do you like about being in the business? 

There’s a lot to like about working in this business, especially with a company like StorQuest Self Storage. We help people through many different types of life events and serve the needs of local businesses. It’s also really exciting to see students returning each spring to store their stuff before returning home for the summer or to study abroad for a semester. It’s fun to support the community in these different ways! 

Our guests are very appreciative when we take the guesswork out of having to figure out how best to store their valued belongings. And it’s awesome getting to see all the adventurers and travelers that rent with us – the multitude of Sprinters, custom campers, Air Streams and unique Earth Roamers that our guests store with us is very cool. We’ve met so many wonderful people at our store here in Boulder!

What do you like to do when you’re not working?
Part of our company culture at StorQuest involves being champions of a more awesome life. Our team is made up of artists, surfers, skiers, bikers, hikers, underwater explorers and mountain peak conquerors. We work as hard as we play!

Have the canopies by the carport served you well? Would you recommend them to other developers?
YES!!!! The canopies have been fantastic for us. I would absolutely recommend them to any developer, especially if built by Baja Construction!
