Exploring the Phases of Toy Storage Development

Phase 1: Due Diligence

Our journey begins with a meticulous examination of the project’s feasibility. A thorough feasibility study should analyze the mix and size of storage units, conduct competitive assessments and gauge demand in the location of your prospective facility.  Within this phase, a comprehensive package with an overview and renderings of the proposed storage facility should be compiled. Typically spanning less than 90 days, Phase 1 lays the groundwork for the project’s success.

Phase 2: Design Phase

In Phase 2, your consultant and project manager will collaborate with architects and civil engineers to refine the storage facility’s design and layout. Simultaneously, third-party management companies should be vetted to ensure seamless operations post-construction. This phase is crucial for ensuring the facility’s design aligns with a client’s needs and expectations.

Phase 3: Putting It All Together

As we transition into Phase 3, the focus turns toward finalizing the facility’s design details. Mechanical engineers, plumbers and security teams work closely with a program manager to add the finishing touches. Concurrently, the project manager will conduct a rigorous process of vetting contractors through a Request for Proposal (RFP) in addition to submitting necessary permits. 

Phases 2 and 3 typically take four to six months, setting the stage for seamless execution in the subsequent phase.

Phase 4: Let’s Build!

As plans are finalized and approvals secured, Phase 4 signifies the onset of construction during which a general contractor assumes responsibility for overseeing the entire construction process. It’s imperative that weekly meetings are conducted with the project management team to maintain a seamless workflow throughout the build. Despite encountering adversities during this phase, an experienced team can navigate through challenges to ensure timely completion. Phase 4, lasting eight to 12 months, symbolizes the culmination of extensive planning and unwavering dedication.
